The recurring safety obligations every UK letting agent has to evidence: the Gas Safety Record (CP12), the EICR, the EPC, smoke and carbon-monoxide alarm checks, plus HMO licence dates and Legionella risk assessments where they apply. Each is tracked per property with its own renewal date.
A Gas Safety Record must be renewed every 12 months by a Gas Safe registered engineer. An EICR runs on a five-year cycle for a rented property. An EPC lasts ten years, but it must also meet the minimum energy efficiency standard for the property to be let.
The platform flags the expiry ahead of the deadline, the renewal is booked, and the new certificate is filed against the property automatically — so a lapse is caught while it is still a diary item rather than a compliance breach or an invalidated notice.
