Common questions
Client Money, answered
No. Your client money stays in your own client account — the account you already hold, kept separate from your business account — and Solace is given access to it to do the work. Solace never takes custody of the funds, so you keep the bank relationship, control of the account and your own Client Money Protection membership. What changes is the workload, not the custody: rent is monitored and allocated to the right tenancy as it lands, arrears are chased, and landlord rent statements, supplier payment schedules, tenant refunds and agency fee statements are all prepared for you.
Client money reconciliation is matching every payment that lands in your client bank account to the tenancy and landlord it belongs to, then proving your ledgers agree with the bank down to zero. In practice that means importing the bank feed, allocating each receipt to a tenancy, handling part-payments and arrears honestly, and running a three-way check across the bank, the client ledger and each landlord ledger before any money is paid out.
Same day, once the rent has cleared and been reconciled. The discipline is what makes the speed safe: money is only ever paid out of funds that have actually been matched to that tenancy, so a fast payment never quietly borrows from another landlord.
Yes — and it stays with you. Funds sit in your own ring-fenced client account, separate from your trading money, and Solace works inside that account rather than taking the money anywhere. Letting and property management agents in England must also belong to a government-approved Client Money Protection (CMP) scheme, which reimburses clients if that money is lost — you need both the segregated account and the CMP membership, and both remain in your name.
Your agency. Statements, notifications and portals all carry your branding, so the reconciliation and payouts happen quietly in the background under your own name.
