SoftwareReapit alternatives for UK letting agents (2026)
The main alternatives to Reapit for UK letting agents — Alto, Street, agentOS, Arthur Online, PayProp, Goodlord and Solace — and how to switch safely.

The main alternatives to Reapit for a UK letting agency are Alto and Street, the closest like-for-like agency CRMs; agentOS, a configurable CRM with an open API; Arthur Online, if your priority is property management with published prices; PayProp or Goodlord, if you want to keep a CRM and automate payments or the tenancy workflow alongside it; and Solace, if what you are short of is the people to run the back office rather than the software. The right one depends on why you are looking.
Written by Solace, which is one of the options below. Details of other vendors come from their own websites, checked on 22 October 2026 — confirm current terms with each before you decide.
Why do letting agents look for Reapit alternatives?
Reapit is a well-established platform used by agencies from single branches to national chains, so the reasons agents look elsewhere are usually about fit rather than capability:
- Per-user pricing. Reapit states that its platform is charged per user. That suits some agencies and not others; if you are growing headcount, or have part-time staff who need occasional access, it is worth modelling how the cost moves.
- Modules and add-ons. Client accounting is sold as an add-on (Reapit Client Accounts). Compare the total for the modules you actually need, not the headline.
- Lettings focus. Reapit covers sales and lettings in one platform. A lettings-only or lettings-heavy agency may prefer something built around property management.
- Who does the work. Better software organises the work but does not do it. If the bottleneck is hours rather than tools, a different CRM will not fix it.
Being clear which of these is driving your search will narrow the list quickly.
Which alternatives should you consider?
Alto — the closest like-for-like CRM
Alto is an estate and letting agent CRM that says more than 6,000 UK agents use it. It covers lettings (referencing, deposits, compliance, renewals), property management (certificates, inspections, arrears, works orders), accounts, AML, e-signing and a client portal, with an AI layer that drafts listings and matches applicants. Alto describes "one transparent price" but does not publish it, and says go-live typically takes 16 days with free data migration.
Consider it if: you want a full sales-and-lettings CRM and a straightforward migration.
Street — not priced per seat
Street is a cloud CRM for sales and lettings agencies. Its lettings side automates renewals for tenancies expiring within 90 days and covers arrears, Section 13 rent reviews, Right to Rent, deposits and EPC tracking; client accounting produces monthly landlord statements and Making Tax Digital reports. Street says it does not charge per seat — its quote is built on factors including your listing volume.
Consider it if: per-user pricing is the main reason you are looking.
agentOS — configurable, with an open API
agentOS is a configurable CRM for estate and letting agents with lettings, property management and client accounting modules, and an open API for connecting other property tools. Its site lists integrations including Fixflo, Signable, DocuSign and TouchRight. We found no published prices.
Consider it if: you want to shape the CRM around your processes and connect your own tools.
Arthur Online — property management with published prices
Arthur Online is property management software for property managers, letting agents and landlords. It is one of the few in this market to publish prices: from £82.50 a month for 55 units on its Standard plan, £96 for 60 on Professional and £126 for 70 on Enterprise, billed annually, with maintenance, finance and compliance modules included. Check whether the prices include VAT.
Consider it if: lettings management is your core business and you want to know the cost before the demo.
PayProp — keep your CRM, automate the money
PayProp is not a CRM. It automates rent collection, payouts and the client accounting behind them, reconciling automatically and paying landlords and contractors — often the same day the tenant pays. It lists Reapit among its integrations, so some agencies add it rather than replace their CRM. It publishes its pricing: a licence from £79 a month, a service fee under 1% of the money processed, and a one-off setup fee of £600 to £2,000.
Consider it if: client accounting is the pain point and you would rather not move CRM.
Goodlord — the tenancy workflow alongside your CRM
Goodlord runs the tenancy from referencing to rent: AI-assisted tenant referencing, landlord AML checks, rent and move-in payments, Rent Protection Insurance and end-of-tenancy handling, with integrations to agency CRMs. Pricing is not published.
Consider it if: your bottleneck is getting tenancies started rather than managing them.
Solace — the software and the team that runs it
Solace is property management software with its own UK team. The software automates client money and reconciliation, repairs, compliance tracking and periodic inspections; the team handles the judgement calls, under your agency's name, with you approving the decisions that matter. Client money stays in your own client account. Solace does not publish a price — it is quoted per portfolio after a demo.
Consider it if: the reason you are looking is capacity — the honest answer to "who will run the new system?" is "we would need to hire".

How do you switch away from Reapit safely?
Most failed switches fail on data and timing, not on the new software. Before you sign anything new:
- Check your notice period and renewal date. Agree the end date in writing so you are not paying for two systems longer than you need to.
- Get the export in writing. Properties, landlords, tenancies, documents, compliance dates and — above all — client money ledgers, in a usable format.
- Reconcile before you move. Carry across a balanced client account, not a problem. Opening balances are the single most important thing to get right; our guide on how to reconcile client money covers the discipline.
- Run in parallel. Keep both systems live for at least one rent cycle and compare landlord statements line by line.
- Re-point your integrations. Portal feeds, referencing, accounting exports and anything connected through an app marketplace.
- Avoid month-end. Move between rent runs, not during one.
Our step-by-step guide to switching your lettings back office goes through each stage.
Frequently asked questions
What is the best alternative to Reapit for a letting agency?
It depends on the reason for leaving. For a like-for-like CRM, Alto or Street. To avoid per-user pricing, Street prices on listing volume rather than seats. For property management with published prices, Arthur Online. To fix client accounting without changing CRM, PayProp. If the problem is capacity rather than software, Solace provides the team as well as the platform.
Is there a Reapit alternative with published pricing?
Yes. Arthur Online publishes plans from £82.50 a month for 55 units, and PayProp publishes a licence from £79 a month plus a service fee and setup fee. Alto, Street, agentOS, Goodlord and Solace quote after a demo.
Can I keep Reapit and add something alongside it?
Yes. Many agencies keep their CRM and add specialist tools — PayProp lists Reapit among its integrations, for example. That can be the lower-risk route if only one part of your process is the problem.
How long does switching letting agent software take?
Plan for weeks rather than days once you include data export, reconciliation, a parallel run of at least one rent cycle and staff training. Some vendors quote faster go-live — Alto says around 16 days on average — but the parallel run is the part not to shorten.
If you are weighing up a new system because the work, not the software, is the constraint, see how Solace's property management software runs with a team behind it, or book a demo.
